Heritage Springs is a vibrant, 55 and over gated community with 24/7 manned access control.  This is a valued benefit to our more than 2,500 working and retired neighbors who are living the dream of a country club lifestyle.

We are located on Florida's magnificent Gulf Coast, in the prestigious suburban community of Trinity, just 30 minutes North of the city of Tampa, and 45 minutes Northeast of the city of St. Petersburg.

Our community encompasses 875 park-like acres, with a varied collection of 1,337 homes within 24 diverse villages.  They are surrounded by manicured landscapes, a beautiful 18-hole, par 71, private championship golf course, and lush conservation areas and inviting ponds inhabited by tropical birds and wildlife.

We have a wide variety of interesting clubs, and numerous excellent amenities available to our residents.  Our clubhouse also features a full-service restaurant with a culinary chef, and a casual, full-service sports-lounge with 5 HD TVs. 

Heritage Springs offers many indoor and outdoor activities.  We have an expansive, resort style heated saline pool with a hot tub, as well as a Performing Arts Center with stage lighting and an advanced sound system that rivals many local theater venues. 

There are many activity rooms, including an artist's studio with two kilns.  We also have four lighted Har-Tru tennis courts, and an outdoor pavilion for group gatherings.  An updated fitness center and a full-service golf pro shop are additional popular amenities appreciated by our residents.

Numerous social events, featuring live-entertainment, are regularly held in our lovely 20,600 square foot clubhouse, which is at the heart of the social life of our community.  Our full-time Social Director also plans many offsite activities throughout the year, providing tickets and transportation to plays, concerts and professional sporting events at local Tampa venues.

You may also enjoy planning your own excursions.  It is just a short drive to international airports, cruise-line ports, beaches, museums, cultural and entertainment venues, sports arenas and theme parks.

Heritage Springs is the perfect community for anyone who wishes to experience an active and stimulating social life, and our beautiful Florida weather makes it possible to enjoy our multitude of outdoor activities year-round. 

You will also have the 'peace of mind' of owning a home in a well managed community, with modest HOA fees and a strong balance sheet.  Residents NEVER pay expensive social membership fees to enjoy our golf course, pool, or restaurant, and Heritage Springs has NEVER levied a 'special assessment' in our community's 20 year history!


In 2018, Heritage Springs approved an amendment to its Declarations which received county government approval.  Although we are still a 55+ community as defined by Federal Law, we can sell up to 267 homes to people who are 50-54 years of age.

To qualify, at least one occupant must be 50 years of age or older.  In addition, no individuals, regardless of relationship, may permanently reside in the home if they are under the age   of 22.  If you can meet these simple requirements, you can purchase a home in our beautiful community!

We have been here almost 12 years, and each year I enjoy it more, and I notice it never gets boring! There is so much to do, and always new people to meet. It is also singles friendly and I believe it is impossible not to find an activity you will enjoy and people to enjoy it with. Having a full service restaurant, as well as a lounge with bar food, live music every Friday starting at 5:00 PM, a golf course, swimming pool, tennis, bocce, and any type of exercise you might enjoy, water aerobics, low impact aerobics, line dancing, ballroom dancing. Living here is an adventure every day.

We moved here because of the proximity to family and Tampa airport. (1/2 hr away). We also liked the security gate and beautiful grounds. My wife and I have been living in Heritage Springs for more than 13 years. It is a beautiful, well maintained and well managed community in the heart of the Tampa Bay area. We moved here from NY, and have never been happier. There are so many activities and active clubs that there is something interesting to do here every day. We also have several wonderful friends. The food at the Fountain Vue restaurant is excellent, and we eat there several times a week. We also love the beautiful conservation areas and golf course views, even though we are not golfers.

We moved here 2 years ago from a waterfront home about 25 miles from here. The homes here are beautiful, the grounds are beautiful, the golf course is one of the best around, we have tennis, pickleball, workout facility, you name it. The clubhouse and restaurant are great with numerous activities. We have better and more activities here than the prestigious yacht club that we belonged to previously. The residents here are very welcoming, helpful and friendly. If you are bored here, it is your own fault.
